     As a full time Ocean City Maryland real estate agent I get a lot of inquires from potential sellers as to what the current value of their Ocean Pines and Ocean City Maryland real estate is.  They are also curious as to what is involved in listing their Ocean City condos or Ocean Pines homes on the market, ultimately selling them for the highest price possible in the shortest amount of time.  Selling Ocean City Maryland real estate and Ocean Pines real estate is a multi step process that requires proper planning, analysis and due diligence.  The good old days of looking at what similar Ocean City and Ocean Pines properties are listed at and pricing yours accordingly are gone.  Most of the Ocean Pines and Ocean City properties currently on the market are overpriced and have poor marketing plans behind them, if any marketing at all. I will pull the sold and under contract comparable properties to see why those Ocean Pines or Ocean City properties sold and yours didn't. I will also look at the current competition to see how we are priced relative to them, ensuring we remain competitive. We will then discuss this information and making any changes that we need to in order to remain competitive

Receiving and Negotiating Offers

When we receive an offer on the property I will run price and cost breakdowns so that you can see how all of the numbers will shake out. We will then go through that and the offer and see how you would like to proceed and counter the initial offer. I will negotiate on your behalf to get the most money for your property that we can relative to the current market conditions. When we reach an agreement that both you and the buyer are happy with we will enter the contract phase.
